The York

52 York Way, King’s Cross, London N1 9AB

On a busy stretch of York Way, a short walk from King’s Cross, The York offers seven serviced studios for travellers who want their own front door in one of London’s best-connected neighbourhoods.

The studios are designed for business and leisure alike: comfortable king-size beds, a kitchenette for those who would rather not eat out every night, fast Wi-Fi and a smart TV. Guests arrive by self check-in with a smart lock, and are looked after by messaging from booking to departure.

Seven self-contained studios: six for two guests with a king-size bed, and a larger studio with an additional sofa bed for families or small groups.

How the operation works in practice

01

Guest communication

Every guest receives clear pre-arrival information, check-in instructions and a fast, personal reply when they need something. Messages are answered quickly, day or night, because the speed and warmth of a reply is often what guests remember.

02

Housekeeping standards

Turnarounds follow a detailed checklist, with linen, amenities and presentation checked before every arrival. Consistency matters more than heroics: the fiftieth stay should look exactly like the first.

03

Property presentation

Photography, listing copy and the room itself all tell the same story. Small details, from the way the bed is made to the welcome information, set expectations and then meet them.

04

Preventive maintenance

Regular inspections catch wear before it becomes a complaint. Appliances, locks, heating and fixtures are checked routinely, and issues are fixed between stays rather than during them.

05

Owner reporting

Owners receive clear reporting on occupancy, guest feedback and maintenance, so there are no surprises and every decision is made with the full picture.
